Closing Disclosure (CD)
A Closing Disclosure, often called the CD, is a five-page federal form that lists the final terms and costs of your mortgage. Your lender must deliver it at least three business days before closing, giving you time to compare it against the earlier Loan Estimate and question anything that changed. It shows your loan amount, interest rate, monthly payment, and a line-by-line breakdown of every fee, plus how much cash you need to bring to the table. This three-day window is federal law and applies the same in Rhode Island and Massachusetts. Read it closely: certain changes, like a higher interest rate or a new prepayment penalty, restart the three-day clock. Reviewing your closing costs here prevents surprises at the signing table.
