Listing Agent (Seller's Agent)
A listing agent, also called a seller's agent, represents the person selling the home. Their job is to price the property using market data, prepare and market it, bring it to buyers through photos, listings, and showings, and then negotiate offers to get the seller strong terms. Because they represent the seller, they owe the seller loyalty and keep the seller's private information confidential, so a buyer should not expect the listing agent to look out for the buyer's interests. The listing agent also coordinates the paperwork, timelines, and closing details on the seller's side. If you are preparing to put your home on the market, you can sell with a listing agent who will handle pricing, marketing, and negotiation on your behalf.
