Is buying a second home in Rhode Island worth it?

It can absolutely be worth it, but whether a second home in Rhode Island pays off depends on your goals and on running the real numbers, not just the vacation daydream. RI packs a lot into a small state: walkable Newport, the beaches of Narragansett, Westerly and Charlestown, the bay towns, and easy access to Boston, Providence and the Connecticut and New York corridors. For many buyers that lifestyle value alone justifies it. As a pure investment, it needs sharper math.

Start with the honest cost picture. A coastal second home often carries higher insurance than an inland primary residence, because you may be stacking a homeowners policy, separate flood insurance, and wind coverage that can include a percentage-based hurricane deductible. Add property taxes, which vary meaningfully by town, plus maintenance, and any HOA or condo fees. Coastal homes also face salt-air wear, so upkeep budgets should be realistic. These costs vary widely by property, so get actual quotes before you decide.

If you plan to offset costs with rentals, factor in the rules. Short-term rentals in towns like Newport face registration, zoning and tax requirements that change over time, so confirm what is allowed with the specific town before you count on that income. State lodging taxes and management costs eat into gross rent too. A property that looks cash-flow positive on a spreadsheet can shift once taxes, insurance and vacancy are included.

Now the upside. Rhode Island's coastline is limited and desirable, which has historically supported strong demand for well-located shore properties. A second home can deliver personal enjoyment, potential appreciation, and possible rental income, and it can later become a retirement or primary residence. For buyers who value the lifestyle and buy within their means, many find it very much worth it.
