Should I waive the home inspection in Rhode Island?

In almost every case, no, I do not recommend fully waiving your home inspection in Rhode Island. In a competitive market some buyers feel pressure to drop the inspection contingency to make an offer stand out, but with the age of much of our housing stock that can be a costly gamble. Many RI and MA homes were built decades ago and can hide expensive surprises: knob-and-tube wiring, an abandoned or leaking oil tank, a failing septic or OWTS system, structural or water issues in old fieldstone basements, or lead paint in a home built before 1978.

There is an important difference between waiving the inspection entirely and waiving your right to renegotiate. A middle path many buyers use is an information-only inspection. You still hire an inspector and learn everything about the home, but you agree up front not to ask the seller for repairs or credits except for major or safety issues. That keeps your offer competitive while still protecting you from walking blindly into a money pit.

Another option is to keep the inspection but tighten the timeline or narrow the dollar threshold at which you would ask for repairs. These are negotiable terms in your purchase and sale agreement, and they let you signal a strong offer without giving up your eyes and ears.

If you are buying a newer or recently renovated home, the risk of waiving is lower but not zero, since a general inspection can still catch active leaks, electrical hazards, or deferred maintenance. If you are buying an older home, or one on private septic or well, I would push hard to keep some form of inspection.
