What is a wind or hurricane deductible?

A wind or hurricane deductible is a special, often larger deductible on your homeowners policy that applies specifically to damage from named storms or high winds, and it is very common on Rhode Island coastal properties. The important twist is that unlike your normal flat-dollar deductible, a hurricane deductible is frequently a PERCENTAGE of your home value rather than a fixed amount, which can make your out-of-pocket cost much bigger than buyers expect.

Here is how it works. Say your home is insured for 500,000 dollars and your policy has a 2 percent hurricane deductible. If a named storm damages the home, you could be responsible for the first 10,000 dollars, since 2 percent of 500,000 is 10,000, before insurance pays anything. Percentages commonly range roughly from 1 to 5 percent depending on the carrier and how close you are to the coast. Your ordinary deductible for a burst pipe or a kitchen fire might still be a normal flat figure like 1,000 dollars, but wind from a named storm triggers the bigger percentage instead.

Why it matters in Rhode Island. Our shoreline communities, from Westerly and Narragansett to Newport County, sit in hurricane-exposed territory, so many coastal carriers build in these deductibles. What actually triggers them varies by policy. Some kick in only for officially named hurricanes, others for any windstorm, so read the trigger language carefully.

What to check before you buy. Ask any coastal property owner or your prospective agent whether the policy carries a wind or hurricane deductible, whether it is percentage-based, what dollar amount that percentage equals on your coverage, and what event triggers it. Also confirm this is SEPARATE from flood coverage, since wind and flood are different perils with different policies.

Bottom line, budget for the possibility that a bad storm could mean a five-figure deductible on a coastal home. Get exact terms in writing from the insurer since they vary widely. If you are comparing coastal properties and want to understand the true cost of ownership, contact David.
