What are buyer closing costs in Massachusetts?

Buyer closing costs in Massachusetts typically run about 2 to 5 percent of the purchase price, which covers lender fees, attorney and title work, prepaid items, and recording charges. On a 500,000 dollar home that is roughly 10,000 to 25,000 dollars, separate from your down payment. The exact figure depends on your loan, so always get a Loan Estimate from your lender for real numbers.

Here is what makes up that total. Lender and loan costs include the origination or underwriting fee, an appraisal that usually runs around 500 to 800 dollars, a credit report fee, and any discount points you choose to buy. Attorney and title costs matter because Massachusetts is an attorney-closing state, so a closing attorney handles the settlement and the title work, and you will pay for the title search, the lender's title insurance policy, and the closing fee. Recording fees cover getting your deed and mortgage recorded at the Registry of Deeds.

One piece of good news for buyers is the Massachusetts deed excise stamp tax, the state transfer tax of about 4.56 dollars per 1,000 dollars of sale price. In Massachusetts that transfer tax is customarily paid by the seller, not the buyer, so it lands on the seller's side of the ledger. That is different from some states, and it is worth knowing when you compare Massachusetts to other markets.

Prepaid and escrow items are often the part buyers overlook. Your lender will collect prepaid mortgage interest for the days between closing and your first payment, plus an initial escrow deposit for property taxes and homeowners insurance, and your first year of insurance is typically paid at or before closing. These are not really fees, they are money you would owe anyway, just collected up front.
